Concrete Cleaning and Sealing for Utah Commercial Properties

Concrete driveways, parking areas, and plazas require regular cleaning and periodic sealing to maintain appearance and prevent deterioration.

Concrete is the most common flatwork surface on commercial properties — driveways, parking areas, walkways, loading docks, and plazas. It is also one of the most maintenance-intensive surfaces, accumulating oil staining, biological growth, efflorescence, and general soiling that degrades appearance and, over time, the concrete itself.

Cleaning Concrete

Hot water pressure washing is the most effective method for cleaning commercial concrete. The combination of heat and pressure removes oil staining, biological growth, and general soiling that cold water pressure washing cannot fully address.

Oil staining from vehicle leaks is the most common concrete contamination on commercial properties. Fresh oil staining responds well to hot water pressure washing with degreaser pre-treatment. Old, cured oil staining may require multiple treatment applications and more aggressive chemistry.

Biological growth on concrete — algae, mold, and mildew — is effectively removed with soft washing using biocide treatment, followed by pressure washing to remove the dead growth and cleaning solution.

Sealing Concrete

Concrete sealing after professional cleaning provides several benefits: it reduces oil and stain penetration, slows biological growth, reduces freeze-thaw damage, and makes future cleaning easier.

Penetrating sealers — silane or siloxane-based products — are the preferred sealer type for exterior concrete. They penetrate the concrete surface and provide protection without creating a surface film that can peel or become slippery when wet.

Concrete should be sealed every 2–3 years, or after any professional cleaning that removes the previous sealer application.
