How Often Should You Have Your Home Professionally Washed in Utah?

Most Utah homeowners wait too long between professional house washings. Here's how to determine the right cleaning frequency for your home.

Most Utah homeowners have their homes professionally washed less frequently than they should — waiting until the algae staining is obvious or the siding looks visibly dirty before scheduling service. A proactive approach to home exterior cleaning is more cost-effective and produces better long-term results.

General Frequency Guidelines

Most Utah homes benefit from professional exterior soft washing every 2–3 years. Homes in shaded areas, near trees, or in higher-humidity microclimates may benefit from annual cleaning. Homes in open, sunny locations with good air circulation may be adequately maintained on a 3-year schedule.

The best indicator of when your home needs washing is the appearance of biological growth — green algae on north-facing surfaces, black streaking on siding, or mildew in shaded areas. When you see these signs, it's time to schedule professional soft washing.

Factors That Increase Washing Frequency

Tree canopy over or near the home increases biological growth rates significantly. Trees deposit organic material on the roof and siding, provide shade that keeps surfaces moist, and create conditions that favor algae and mold growth. Homes with significant tree canopy should be washed annually.

North-facing surfaces develop biological growth faster than south-facing surfaces. Homes with large north-facing facade areas may need annual washing of those surfaces even if the south-facing surfaces only need washing every 2–3 years.

Homes in areas with significant construction activity accumulate construction dust at an accelerated rate. If your neighborhood has active construction, more frequent washing may be warranted.
