Oil staining is the defining contamination challenge in parking garages and surface lots. Vehicle oil leaks deposit petroleum contamination on concrete floors that, if not treated promptly, penetrates deeply into the concrete and becomes progressively more difficult to remove.

Fresh vs. Cured Oil Staining

Fresh oil staining — deposited within the past few weeks — can often be removed effectively with hot water pressure washing and professional degreaser pre-treatment. The oil has not yet penetrated deeply into the concrete, and the combination of heat, pressure, and degreaser chemistry lifts it from the surface.

Cured oil staining — contamination that has been in place for months or years — has penetrated deeply into the concrete pores and requires more aggressive treatment. Multiple applications of professional degreaser, extended dwell time, and hot water pressure washing are typically required. Complete removal of deeply cured oil staining may not be achievable — the goal becomes significant improvement rather than complete elimination.

Professional Treatment Process

Professional oil stain removal begins with application of a professional-grade degreaser to the stained area. The degreaser is allowed to dwell — typically 10–20 minutes — to penetrate and emulsify the oil contamination. Hot water pressure washing then removes the emulsified oil and degreaser from the surface.

For heavily stained areas, multiple treatment cycles may be required. The first treatment removes surface contamination and begins to address subsurface penetration. Subsequent treatments address progressively deeper contamination.
