Stucco and EIFS (Exterior Insulation and Finish System, also called synthetic stucco) are among the most common cladding systems on commercial buildings in Utah — and among the most frequently damaged by incorrect cleaning methods. Understanding the difference between these systems and the correct cleaning approach for each is essential for property managers.

Traditional Stucco vs. EIFS

Traditional stucco is a cement-based cladding applied directly to masonry or metal lath. It is relatively robust and can tolerate moderate pressure washing, though soft washing is still the preferred method for biological growth removal.

EIFS is a multi-layer system consisting of an insulation board, a base coat, and a finish coat. The finish coat is a thin, polymer-modified coating that is highly susceptible to damage from high-pressure washing. Pressure washing EIFS causes surface erosion, paint damage, and — critically — can force water behind the system, causing insulation damage and mold growth within the wall assembly.

Correct Cleaning Approach

Both stucco and EIFS should be cleaned using soft washing — low-pressure application of professional cleaning solutions. The cleaning solution penetrates biological growth and lifts contamination without the mechanical force that damages the surface.

Before cleaning any stucco or EIFS surface, a professional contractor should inspect the system for existing damage — cracks, separations, or areas where water may have already infiltrated. Cleaning a damaged system can drive water into existing defects and cause additional damage.
